We are asingle-building company.

JOVIRA Properties is a luxury real estate developer based in Punta Cana. We were born with one rule: all the capital, all the team, and all the attention go to a single project until it’s delivered. We don’t manage portfolios. We don’t diversify by volume. We do one thing and we do it right.

Our model

No funds. No rush.

There is no investment fund behind JOVIRA pressuring us to deliver ahead of schedule. No shareholders demanding quarterly margins. There are founders with their own capital and the patience to do things the right way.

Each project operates under a dedicated, auditable Dominican company. The architect lives here. The construction director lives here. The lawyer lives here. We don’t manage anything over Zoom from another continent.

We work with a Caribbean architecture studio and a certified local construction company. We use local materials — travertine, exposed concrete, native vegetation — because they age better under this sun and because the building should belong to the place where it rises, not look imported.

Why we chose Punta Cana

11.1 million passengers per year. 86.5% hotel occupancy in Bávaro. 9–13% annual residential appreciation. Dollarized market with no exchange restrictions. We didn’t choose it by instinct — we chose it by the numbers.

We operate in USD

The Dominican Republic operates with a free dollar. Purchase, rental, and resale are quoted in USD. The destination contributes 18% of national GDP and captures over 20% of the country’s foreign direct investment.
